Looking for rent receipts?
If you require rent receipts, please email domusreceipts@gmail.com with the following information to get your rent receipt: Property and unit, what year you need the receipt for, legal name (if different than the name on file). Please allow 24-48 hours for your rent receipts after requesting them from our Finance team.
I've found a replacement- what's next?
A replacement is an individual who will take over your entire lease contract and agrees to all the same terms as your original lease.
When a replacement is found, a $275-$495 administration fee is charged.
Replacements are required to submit all required documents and payments and be approved as tenants before you are released from your contract.
Is subletting allowed?
Yes.
When you find a subletter, it's a good idea to have something in writing confirming your agreement. Complete a sublet contract and send a copy to hellodomusinc@gmail.com so that we have it on file.

For our Student Purposed Buildings, Sublets must be a student that is attending a university or college institution as per all our lease agreements. Domus requires a copy of their government-issued ID and student ID and their contact information to be approved.
Please note that you are still the tenant, and you are now acting like a "landlord" for your subletter. You will continue to pay rent to Domus, and you are responsible for collecting rent from your subletter.
How does maintenance work?
You will receive a Deficiencies List in your move-in package to write down anything that is not working or broken. This list is to be submitted to us within 1 week of move-in so that we can assess the list, inform the landlord, and make improvements.
Visit www.domusresidents.com to fill out and upload deficiencies upon move-in.

For after hours emergencies please contact via phone: 519.342.0608 x 9. Be prepared to leave a message including your name, phone number, property, and unit number, as well as a brief description of the issue.
What are the rules about smoking?
Our houses and apartments are non-smoking buildings. Smoking inside, on a balcony, or within 10 feet of the building is against the conditions of the lease and will result in a $200 charge. You can be fined by the City of Waterloo By-Law Enforcement.
Do I need renter's insurance?
Yes.
What is a guarantor form?
Guarantors ensure the landlord will get paid if a tenant does not pay the rent.
In the majority of cases, a student's parents act as the guarantor. Therefore, if you do not pay your rent, expect your landlord to call your parents. Nobody wants that to happen! T
The guarantor form requires:
- students to find a guarantor before the lease can be finalized
- the guarantor to agree to pay outstanding rent if the tenant does not pay
- the guarantor to be a citizen/permanent resident of Canada
- the guarantor have a full-time job (proof may be requested)
- A credit check may be requested

How does the online lease process work?
Short answer: It's easy!
When you have made your deposit and your application is approved, you will receive an email with your lease package.
If you have not received your lease package in the email provided to us, please call 519-342-0608 ext. 1 or email hellodomusinc@gmail.com.
Once you receive the email, Welcome! Click your lease package link and complete your tenant profile.
Follow the steps in your lease package and click submit within five days.

How do I read over my lease?
Your personalized online lease will be generated only after you (and your roommates) have completed their tenant profiles on each of your online personal lease packages.
Your lease package will be sent to your email to review, sign, and save your lease agreement.
Is the deposit refundable?
The last month's rent deposit is non-refundable.
For Residential applicants, if your application is not approved, your deposit will be refunded. If your application is approved, your deposit is non-fundable, and your online lease package will be emailed out to be completed.
Your key deposit will be refunded at the end of your lease.
How do I apply for my new place & start the leasing process?
You will need to place a deposit (immediate payment) of last month's rent to secure the room in your name.
This is a non-refundable deposit.

How do I schedule a viewing?
Call our Rental Hotline at 519-342-0608 x 2 or email domusrent@gmail.com.
Viewings can be scheduled for the next day or, in some cases, the same day. We try our best to give our current residents 24-hour notice for viewings.
We offer both in-person and virtual tours.
How do I cancel a viewing?

Do you rent your student properties to individuals or groups?
Our studnet apartments are rented to both single and group applicants.
